Honest disclaimer: This is a Florida-adjusted rule of thumb, not a load calculation. ACCA Manual J is the real sizing method. Window area, glass type, attic R-value, duct leaks, occupancy, and kitchen heat can move the number a half-ton or more. Do not buy equipment from this page alone.
How this Florida estimate works
A ton of cooling is 12,000 BTU per hour. National shortcuts like “1 ton per 400 square feet” were never written for Central Florida humidity, and they push a lot of houses too big. This tool starts closer to 22 BTU per square foot (about 545 sq ft per ton), then nudges up or down for sun, insulation, ceiling height, and stories.
- Shaded lot: about 10% less load.
- Full sun or a big west wall: about 12% more.
- Older / leaky envelope: about 15% more.
- Newer / tight construction: about 12% less.
- Taller ceilings add volume. Two-story layouts slightly reduce roof-driven load per square foot.
We round to the nearest half-ton because that is how residential equipment is sold (2, 2.5, 3, 3.5, 4, 5). The range under the headline is the estimate ± about 10%, so you can see when you are between two sizes.
Why Florida humidity changes the answer
Florida air is not just hot. It is wet. A large share of what an AC does in July and August is pull moisture, not just drop the thermostat. That only happens when the system runs long enough for the coil to get cold and stay there.
An oversized unit cools the air fast, hits setpoint, and shuts off. Indoor air can feel chilly and still sticky. You also get more short-cycling, which is hard on compressors. If this calculator puts you between two sizes, the smaller one is often the better Florida choice after a real Manual J — not a bigger “just in case” unit.

What Manual J actually checks (and this page does not)
- Window area, direction, and glass SHGC
- Attic insulation and roof color / solar gain
- Duct location and leakage (hot Florida attics punish leaky ducts)
- Infiltration, occupancy, and kitchen / laundry heat
- Design outdoor temperature for this climate, not a national average
Tonnage alone is not the whole job. Airflow, duct static, and whether the house needs help with humidity (runtime, coil temperature, sometimes a whole-home dehumidifier) all matter.
